JACKSONVILLE, Fla. – While the housing market is slowly stabilizing, experts say affordability is still a big challenge for potential homebuyers.
According to the Northeast Florida Association of Realtors (NEFAR), in Duval County, the December 2023 median price of single-family housing was $334,497. In Clay County, the median price dropped 1.1% to $349,990.

Meanwhile, in St. Johns County, the median prices climbed 10.7% to $564,787 for single-family homes, according to NEFAR.
But the typical family doesn’t make enough to qualify for a mortgage on a home, based on current interest rates and median income in five of the six Northeast Florida counties tracked by NEFAR.
