Troubled Jacksonville apartment complexes to get $10M in upgrades after being sold, renamed

JACKSONVILLE, Fla. – A Fort Lauderdale-based real estate group has purchased two Jacksonville properties and renamed them.

Both properties, Colonial Forest Apartments on the Westside and the Northwood Apartments on the Northside, faced legal battles with the city regarding deteriorating conditions.

Southeast Property Group of Fort Lauderdale purchased both communities earlier this month.

The Colonial Forest Apartments will now be known as the Belmont and the Northwood Apartments will now be known as Avenue at 1601.

Both properties had the same owner, Friedman Real Estate and received temporary injunctions from the city over safety issues.

The Northwood Apartments were later sued by the city and accused of maintaing a public nuisance.

Residents at the Northwood Apartments reached out to the I-TEAM last year citing concerns with overflowing trash and a neglected swimming pool.

There were deteriorating buildings, piles of trash and overgrown vegetation. Residents at the Colonial Forest Apartments faced similar problems with overflowing trash.

Ten units were also condemned by the city due to collapsing balconies and stairwells. Residents in those units were ordered to be relocated while repairs were made.

Southeast is investing nearly $10 million to renovate both properties.

Projects will include new roofs, re-plumbing along with amenity and landscape upgrades.

Apartment interiors will also receive makeovers.

News4JAX reached out to Southeast Property Group but hasn’t heard anything back.
