Duval County Property Appraiser urges homeowners to review TRIM notices ahead of fast-approaching deadline

Sept. 10 is the last day to report any discrepancies

DUVAL COUNTY, Fla. – Duval County’s Property Appraiser is reminding homeowners of an important deadline related to their proposed tax bill.

If you’ve received your TRIM (Truth in Millage) notice, now is the time to review it carefully and take action if needed. The deadline to address any discrepancies is just two weeks away.

What is a TRIM Notice?

Your TRIM notice is not a bill, but rather a breakdown and proposal of the property taxes you may owe for the upcoming year. While it might look like an official bill, it’s crucial NOT to pay it yet. Instead, review the notice line by line to ensure that all information is correct.

Duval County Property Appraiser Joyce Morgan emphasized the importance of comparing this year’s taxable value to last year’s and reviewing any exemptions you qualify for. This may include exemptions for Homestead, Disability, or seniors.

“Make sure you are taking advantage of every exemption that you and your spouse are allowed,” Morgan said. “If you are a widow or widower, you may have additional exemptions available to you.”

Morgan also stresses the importance of updating your address with the Property Appraiser’s office if you’ve recently moved. Otherwise, your TRIM notice might be sent to the wrong address.

If you discover a discrepancy in your tax bill, there are two ways to file an appeal, but the deadline is Sept. 10 for Duval County property owners.

1. Informal Appeal: Call the Property Appraiser’s office and file an informal appeal. A representative will assist you in addressing the issue.

2. Formal Appeal: If the discrepancy cannot be resolved informally, you can file a formal appeal with the Value Adjustment Board at City Hall (117 West Duval Street). This process involves a minimal fee of $15.

Morgan advised using the formal appeal process only if the issue cannot be resolved through an informal appeal with a staff member.

The property appraiser’s office assesses property values each year on Jan. 1. Keep in mind that deadlines for filing a formal appeal vary by county, with most falling in the second or third week of September.
