JACKSONVILLE, Fla. – The Union Terminal Warehouse on Jacksonville’s Historic Eastside reopened as a mixed-used development Thursday after a $72 million renovation.

The 330,000-square-foot mixed-use development remade the former dry goods distribution center into 228 loft-style apartments, a rooftop terrace, 43 spaces for small business offices, 11 flex spaces, Vantage Point Coffee and space for a dining outlet.
“We created the Union Terminal Warehouse with a vision that the people who live, work and dine here are the ones who will make this place so special,” Ryan Akin, Partner and Development Manager at Columbia Ventures said. “We picture entrepreneurs working alongside each other to exchange ideas and innovation over a cup of coffee, the couple coming home from work to debrief about their day and being rejuvenated in an inspirational historic space, roommates hosting dinner with friends on the rooftop while the sun sets behind the city skyline, an eCommerce company managing their business upstairs and their inventory downstairs, and so many others.”

Residents and tenants will have access to a fitness center, dog park, DIY shop space, podcast studio, catering kitchen, rooftop terrace and a swimming pool coming in the Fall.
The property will offer direct access to the Emerald Trail too.
“The Union Terminal Warehouse will be home to hundreds of people, flourishing small businesses and creatives – right on the border between Downtown Jacksonville and the Historic Eastside,” Lori Boyer, CEO at Downtown Investment Authority (DIA) said. “This is a great model for innovation, preservation and smart development across the city’s urban core neighborhoods.”


One of the businesses that will be in the building is Vantage Point Coffee. Its owner, Leo Baker said success goes through his mind when he sees the redevelopment of the Eastside.
“The development of bringing quality businesses to the area to really make Jacksonville good quality community and a business team,” Baker said.
The renovation was funded by House Bill 499 and Senate Bill 288, which funds other historical buildings in the state to be renovated and preserved.
“With its unparalleled location, the Union Terminal Warehouse is poised for a lasting impact in our community,” Jimmy Peluso, City of Jacksonville Council Member said. “This project is a perfect example of thoughtful, sustainable growth that creates hundreds of jobs, attracts investment and provides modern space to attract residents and entrepreneurs.”
