The Park Place at San Marco apartment development, which includes a 133-unit apartment complex and a two-story parking garage, has drawn opposition from residents who believe it would be too tall. A current zoning overlay sets a 35-foot height limit on residential buildings in San Marco. Those in favor of the plan say it would bring even more business to San Marco. A Publix in East San Marco is also coming to the area.

There was pushback from the community on the initial scope of the project. The developers reduced the number of apartments from 144 to 133, and it would be a two-story parking garage instead of a four-story garage. The plan goes to the City Council next.

They would be located southeast of the San Marco Square, on property owned by South Jacksonville Presbyterian Church. According to News4Jax's news partner, The Jax Daily Record, an Alabama company is proposing to build 143 apartments. Harbert Realty Services has a contract to buy about 2.1 acres from the church to develop Park Place at San Marco. As for the project, the company hopes to submit permits to the city by the end of the month and meet with the San Marco Preservation Society and residents at a later date.
